Buyer brokerage has been the law in Connecticut for almost 30 years, so we are very comfortable with it. The only real change for buyers is that buyer broker compensation offered by sellers can no longer be listed on the multiple listing service (MLS), so must be published by listing agencies. Since commissions may be offered by sellers to buyer brokers in differing amounts or not at all, there may be more substantive discussions with agents about possible ways in which the buyer’s agent will be compensated. Those commissions will continue to be negotiable, as they always have been. We will work with you to find the best structure for your individual needs, and are happy to answer any questions you may have.
For sellers, there are no necessary changes to be made, as compensation has and will continue to be negotiable between sellers and real estate brokers. At the time of listing, there are initial decisions to be made about commissions which may or may not be offered to buyers and their brokers. Rest assured that we are here to give you advice and clarify your choices, as they arise.
