How Much Home Can I Afford?
Before you begin to shop for a home, you’ll need an idea of how much you can afford, and if you are going to need a mortgage to help you with your real estate purchase (most of us do!). Get started by getting organized! Gather your tax returns for the past few years, investment statements, bank statements. Know your most recent credit score, which you can often get for free from your credit card company, and you can get a copy of your credit report by following these steps outlined by the FTC.
Understanding Your Credit Score
Your credit score impacts the mortgage rate you'll qualify for and can mean the difference between being able to purchase a home with a mortgage or having to continue renting. The higher your credit score, the less interest you will have to pay each month and overall. Various organizations provide different credit scores. The FICO score is the best known and most widely used. A FICO score ranges from 300 to 850, and those with scores of 740 and higher are typically entitled to the best interest rates.
Mortgage Pre-Approval
The best advantage you can give yourself as a buyer is to get pre-approved for a mortgage. Being pre-approved demonstrates to home sellers (and your real estate agent) shows sellers that you are a serious buyer, and that a bank is conditionally willing to loan you a certain amount for your home purchase.
